This exquisite Beach House boasting 3200 square feet of living space can accommodate up to 6 adults. The custom designed living area, dining room and kitchen all overlook the ocean and the kitchen is fully equipped for all yours, or, our chef's cooking needs. With 3 bedrooms upstairs consisting of 1 King bed with balcony and ocean view, 1 Queen bed with balcony and ocean view, 2 Twin beds-with pullout twin trundle and a large den with a queen sleep sofa for additional guests downstairs; you'll have plenty of space to relax after a day on the beach. Each bedroom has it's own en-suite full bathroom and a there is a 4th full bathroom in the den. Each bedroom has a 55" flat screen television. Secure internet and long-distance phone service are included and Netflix, Hulu, Apple Tv and other apps all available with your log in and password.

This magnificent 5000 square foot jewel, custom designed with 2 expansive living areas, an oversized dining room and a fully equipped kitchen all overlooking the sparkling blues of the Caribbean can accommodate up to 8 adults.
The soothing sound of waves crashing against the shoreline, from one of the two King, oceanfront, suites is sure to delight. Spacious and tastefully decorated, the Queen bedroom suite
adorns a large balcony, patio area and a luxurious en-suite. The garden view, first floor King suite is the perfect place to relax and unwind after soaking up the Bahamas sunshine!
55" smart televisions are located in one King bedroom suite and the Living Room. Secure internet is included and Netflix, Hulu, Apple Tv and other apps all available with your log in and password.

*Since no roads lead to Beach House Villas, your stay includes a private boat captain for local harbour transport [8am-10pm].7 days a week *Additional fee for after hours* Transports are most often pre-scheduled around your personal itinerary, with help from our travel team. Last minute transport requests are available (1-2hrs) VIP package added at management discretion. After hours transport requires advanced notice.

Beach House Villas has daily (weekday) groundskeepers on site, some weekends. Property maintenance is ongoing and always pending weather and vendor timelines on island.

*Internet/cable are sometimes intermittent as we are on an island. If it goes down...Most of the time it comes back on within an hour or so. Apple tv/Netflix and other app access use requires your account and password.
*The property to the west of Beach House Villas, Royal Beach Club is open. We have not had any issues with noise from music or operations, however the unknown is always possible. No refunds will be provided due to neighboring property construction, music, cruise ships or anything unknown on adjacent properties.
*The villas are a private homeowner community (5 Villas) not affiliated with other properties on Paradise Island (ie..Atlantis, neighboring homes, retreat, club)

By reserving this vacation rental guest acknowledges and agrees to the following:

1) On Beach Time Vacation Rentals requires Guest ID verification (all guests over 18-clear photo of person holding their ID), security deposit authorization ($14,000.00) with credit card (front/back) and short-term agreement w/pool waiver for access to the home. A link will be sent via Airbnb to sign and upload your documents on our secure site, after Airbnb booking is accepted. Id and credit card must match. No unregistered guests are permitted.
2) Bookings within 48 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given**
3) Outdoor security cameras are present on the exterior of the villas at the front entrance and the backyard. Security cameras are not actively monitored, however recordings or live view will be accessed if issues arise. Cameras may not be covered or tampered with.
4) 14 guest max (Up to 16 will be considered for families with children under 7. Additional fees may apply. Terms agreed to as listed in short term agreement when signed.
5) No pets-no exceptions. Service animals are not covered under US ADA laws in the Bahamas.
6) Smoking inside or an upstairs balcony is strictly prohibited. A zero tolerance policy applies.
7) Events/productions/photo shoots/ social media influencers are considered on a case by case basis and not accepted as a vacation rental reservation. On Beach Time Vacation Rentals would be happy to discuss the details and parameters of your request, share photos, answer questions, and help determine if Beach House Villas is a good fit for your event/project. ALL events, filming, social media influencers, productions, etc. require ADVANCED authorization (if you're not sure, please reach out) Additional site/transport/location fees are based on individual requests.
8) Excursions, activities, provisions, vip concierge, after hours transports are not included. A valid credit card is required to be on file at all times.
9) Violation of house rules, short term agreement or platform terms will result in loss of deposit and possible termination of stay with no refund.
10) Guest is responsible for payment of damaged or missing items. The property is videotaped and photographed prior to each guest's stay. Upon arrival, if anything is not as expected, it must be reported within 12 hours.
11) No construction will be planned at Beach House Villas during a guests stay. In the event of an emergency or needed repair, Beach House Villas reserves the right to complete theses repairs. While we do out best to ensure all amenities are fully operational, NO refunds are provided due to unforeseen circumstances. Beach House Villas and all affiliates are not responsible, nor in control of neighboring properties, their guests or projects. No refunds will be provided due to neighboring construction, unavailable property amenity or pending onsite property repairs.

Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Forty-seven percent (47.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.

Rates are subject to change until confirmed with deposit. Vacation Rental Rates include an arrival meet and greet, tour of the villa, housekeeping every other day (holidays excluded) check out cleaning, Wi-Fi, gym, pool, secluded beach access, and our Beach House Villas dedicated boat captain. An inspection will be conducted by our management team before check-in and after check- out. Early check-in/Late check-outs are not guaranteed and will only be offered in writing if available. After hours check in/check out (if available) out requires an additional fee payable separate from reservation. Guest is responsible for any and all damage occurring on the premise during their stay. Smoking, unauthorized Guests or events, delay of check-out, filming and illegal activity in the premises will result in an automatic forfeit of deposit and termination of stay. No monies will be refunded. Any additional damages are payable within 24 hours if not covered by the security deposit. Guest releases On Beach Time Vacation Rentals and its associates of any and all liability and ensures that they are covered by their own health/accident insurance.
