Since no roads lead to Paradise Beach Villa at Beach House Villas, your stay includes a private boat captain for local harbour transport (to and from the villa, restaurants, or vehicle pick up points).
*Boat transport service is included for guests 8am-10pm/ 7 days a week *Inquire about after hours/holidays* Transports are most often pre-scheduled around your itinerary, with help from our travel team. Last minute transport requests may be available. Atlantis marina, or other private marinas may require a landing fee for pick up/drop off, fees will vary.

Beach House Villas has daily (weekday) groundskeepers on site.

*Internet/cable are sometimes intermittent as we are on an island. If it goes down...Most of the time it comes back on within an hour or so. Apple tv/Netflix and other app access use requires your account and password.
*The property to the west of Beach House Villas is under construction (current May 2025 and expected through Winter 2025). Day time noise is possible. When they complete construction (expected December 2025, according to Royal Beach Club published information) Noise from music, operations, and the unknown is always possible. No refunds will be provided due to neighboring construction, music or anything unknown on adjacent properties.
*Paradise Beach Villa is not affiliated with Atlantis. Atlantis marina, or other private marinas may require a landing fee for pick up/drop off, fees will vary.

By reserving this vacation rental Guest acknowledges and agrees to the following:

1) On Beach Time Vacation Rentals requires guest ID verification for all guests over 18 years of age, a signed short term agreement with pool waiver, security deposit hold authorization ($8,000.00) with e-signature and copy of credit card, within 48 hours of booking and for access to the property and the boat. No unregistered guests are permitted.
2) Bookings within 48 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given**
3) Outdoor security cameras are present on the exterior of the villa at the front entrance and the backyard. Security cameras are not actively monitored, however recordings or live view will be accessed if issues arise. Cameras may not be covered or tampered with.
4) 8 guest max (Up to 10 will be considered for families with children under 7) Additional fees may apply.
5) No pets-no exceptions. Service animals are not covered under US ADA laws in the Bahamas.
6) Smoking inside or an upstairs balcony is strictly prohibited. A zero tolerance policy applies.
7) Events/productions/photo shoots/ social media influencers are considered on a case by case basis and not accepted as a vacation rental booking. On Beach Time Vacation Rentals would be happy to discuss the details and parameters of your request, share photos, answer questions, and help determine if Beach House Villas is a good fit for your event/project. ALL events, filming, social media influencers, productions, etc. require ADVANCED authorization (if you're not sure, please reach out) Additional site/transport/location fees are based on individual requests and apply over max guest capacity.
8) Excursions, activities, provisions, vip concierge, after hours costs are not included. A valid credit card is required to be on file at all times.
9) Violation of house rules, short term agreement or platform terms will result in forfeiture of security deposit and may result in termination of stay with no refund.
10) Guest is responsible for payment of damaged or missing items. The property is videotaped and photographed prior to each guest's stay. Upon arrival, if anything is not as expected, it must be reported within 12 hours.
11) No construction will be planned at Beach House Villas during a guests stay. In the event of an emergency or needed repair, Beach House Villas reserves the right to complete theses repairs. Beach House Villas is not responsible, nor in control of neighboring properties construction projects. No refunds will be provided due to neighboring construction or onsite property repairs.

Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Forty-seven percent (47.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.

Rates are subject to change until confirmed with deposit. Vacation Rental Rates include an arrival meet and greet, tour of the villa, housekeeping every other day (holidays excluded) check out cleaning, Wi-Fi, gym, pool, secluded beach access, and our Beach House Villas dedicated boat captain (gratuities are at guest discretion). An inspection will be conducted by our management team before check-in and after check- out. Early check-in/Late check-outs are not guaranteed and will only be offered in writing if available. After hours check in/check out (if available) out requires an additional fee payable separate from reservation. Guest is responsible for any and all damage occurring on the premise during their stay. Smoking, unauthorized Guest or events, filming and illegal activity in the premises will result in an automatic forfeit of deposit and termination of stay. No monies will be refunded. Any additional damages are payable within 24 hours of proof of payment. Guest releases On Beach Time Vacation Rentals, owners and its associates of any and all liability and ensures that they are covered by their own health/accident insurance.
